At Parkeas Inc. ("Parkeas," "we," "us," or "our"), data helps us operate a trusted, efficient and continuously improving marketplace. This Data Policy explains how Parkeas manages, uses, protects, retains and governs data generated through or associated with the Parkeas website, application, marketplace and related services (collectively, the "Platform").

This Policy should be read together with our Privacy Policy, Cookie Policy, Terms of Service and Responsible Hosting guidance. Where data constitutes personal information, the Privacy Policy and applicable privacy laws govern its handling β€” this Policy adds a wider, marketplace-level view of how data moves through Parkeas.

1. Purpose of This Policy

This Policy applies to data associated with Hosts, Guests, Listings, parking spaces, storage spaces, Bookings, transactions, payments, vehicles, communications, reviews, Platform activity, customer support, security, analytics, artificial intelligence, and future Parkeas marketplace categories.

2. Our Data Principles

Parkeas seeks to manage data according to the following principles:

Purpose β€” we collect and use data for legitimate and identified business, marketplace, security and service purposes.

Necessity β€” we seek to collect only the data reasonably necessary for that purpose.

Transparency β€” Users should be able to understand what we collect and why.

Security β€” data is protected using safeguards appropriate to its sensitivity.

Accuracy β€” data used to operate the marketplace should be reasonably accurate and current.

Responsibility β€” access is limited to Users, employees, contractors and service providers who reasonably require it.

Retention β€” data isn't kept indefinitely without a legitimate reason.

User Control β€” where appropriate and legally required, Users have meaningful choices about their data.

Responsible Technology β€” data used for analytics, automation and AI is handled responsibly.

3. Types of Data Parkeas May Process

The following sections describe the main categories of data Parkeas processes β€” from Account and Booking data through to technical logs and AI-related data.

4. Account Data

Name, email address, telephone number, account credentials, profile information, verification status, preferred language, account settings, account history, and User role (Host, Guest, or both).

5. Host Data

Host profile information, Listing information, Listing addresses, approximate and precise locations, space descriptions, photographs, availability, pricing, access instructions, property authorization information, Booking history, payout information, and reviews and ratings.

6. Guest Data

Search activity, saved Listings, Booking requests, confirmed Bookings, Booking history, payment status, Host communications, cancellation activity, reviews, ratings, and customer-support or incident information.

7. Listing Data

Listing category, address, geographic coordinates, approximate public location, photographs, dimensions, features, availability, pricing, access information, restrictions, Booking rules, and Listing performance (search impressions, booking-conversion information).

8. Parking Data

Vehicle make, model, type, colour and year; licence-plate information; parking Booking times; assigned parking location; entry and exit information; and incident information. Vehicle information may be shown to the relevant Host where reasonably necessary to identify an authorized vehicle β€” see Section 5 of our Privacy Policy.

9. Storage Data

Type of storage requested, approximate dimensions, storage duration, general category of goods, access requirements, photographs, prohibited-item declarations, Host restrictions, and storage Booking or incident information. Users should avoid providing unnecessary sensitive information about stored property.

10. Booking Data

Host, Guest, Listing, Booking date and time window, price, fees, taxes, payment status, Booking status, cancellation and refund information, communications, access information, reviews, and incident records. Parkeas may retain Booking records where reasonably necessary for marketplace administration, safety, financial reporting, fraud prevention and dispute resolution.

11. Payment & Financial Data

Parkeas and Stripe, our payment service provider, may process transaction amounts, payment method, billing information, Platform fees, Host payouts, refunds, chargebacks, transaction identifiers, tax information and fraud indicators. Card details are entered directly into Stripe's payment form β€” Parkeas does not receive or retain your complete card number.

12. Location Data

Listing addresses, postal codes, search locations, approximate location, IP-based location, geographic coordinates, and device location where permitted. Address search uses Google's Places and Geocoding services, so the address or place typed into a location search, and the device location when a User allows it to be used to find nearby spaces, are sent to Google; maps are rendered using Mapbox. A Listing's address and map location are shown publicly on the Listing page; access instructions are provided only after a Booking reaches the appropriate stage.

13. Communication Data

Host–Guest messages, customer-support conversations, incident reports, complaints, dispute communications, feedback, and emails. Emails from Parkeas are sent through Parkeas's own email server, which runs on Parkeas's cloud hosting provider's infrastructure; emails sent to Parkeas addresses are received through Parkeas's email hosting provider. These records help Parkeas provide support, investigate incidents, prevent fraud and resolve disputes.

14. Reviews & Reputation Data

Ratings, reviews, Host responsiveness, Booking and cancellation history, policy violations, verified status, and other marketplace-conduct indicators β€” used to promote marketplace accountability and improve User decision-making.

15. Technical Data

IP address, browser, device, operating system, session information, login activity, device identifiers, page interactions, search behaviour, error and crash logs, and security logs β€” generated automatically as you use the Platform.

16. Marketplace Analytics

Parkeas analyzes marketplace-level data β€” search demand, Listing supply, Booking activity, geographic demand, pricing patterns, conversion rates, and fraud patterns β€” to run and improve the business. This is internal business analysis of Booking and Listing records, and is separate from the site-usage measurement described in our Cookie Policy β€” Parkeas uses Google Analytics to see how the public site is used in aggregate, but sets no advertising cookies and does not track individuals across other websites.

17. Aggregated & Anonymized Data

Parkeas may create aggregated or de-identified information β€” for example, average parking prices in a city, popular Booking times, or general storage demand by neighbourhood. Where data has been appropriately anonymized so individuals cannot reasonably be identified, Parkeas may use it for analytics, research, product development and reporting. Parkeas will not intentionally attempt to re-identify anonymized data except where permitted or required for legitimate security, compliance or validation purposes.

18. How Parkeas Uses Data

To operate the marketplace; match supply and demand; rank and display relevant Listings; help Hosts manage availability; facilitate payments and payouts; support trust and safety; prevent fraud; provide customer support; improve the product; support business operations; and comply with legal, tax and regulatory requirements.

19. Artificial Intelligence & Machine Learning

Parkeas may use artificial intelligence, machine learning and other automated or technology-assisted systems to support selected Platform functions.

Potential uses may include:

  • search assistance;
  • Listing-description assistance;
  • pricing suggestions;
  • availability and demand analysis;
  • recommendations;
  • fraud and risk detection;
  • identity-verification assistance;
  • customer-support assistance; and
  • other marketplace functions introduced from time to time.

The specific technologies used by Parkeas may change as the Platform develops.

Where personal information is processed using AI or automated technology, Parkeas will handle that information in accordance with its Privacy Policy and applicable law.

20. Responsible Use of AI

Parkeas seeks to use AI and automated technologies responsibly, with appropriate attention to:

  • data minimization;
  • purpose limitation;
  • security;
  • accuracy;
  • human oversight where appropriate;
  • testing and monitoring; and
  • applicable privacy and consumer-protection requirements.

AI-generated recommendations, pricing suggestions, search results, risk assessments or other outputs may contain errors and should not be treated as guarantees.

21. AI Pricing Insights

Parkeas may provide Hosts with optional pricing suggestions based on factors such as:

  • location;
  • marketplace demand;
  • availability;
  • historical Booking activity;
  • comparable Listings;
  • seasonality; and
  • other marketplace information.

Pricing suggestions are informational only. Hosts remain responsible for setting their own Listing prices.

Parkeas does not guarantee any particular price, occupancy level, revenue or number of Bookings.

23. Fraud & Risk Data

Parkeas may analyze Platform information to identify or investigate potentially suspicious activity, including:

  • unusual Account activity;
  • payment anomalies;
  • multiple Accounts;
  • suspicious device activity;
  • unusual Booking patterns;
  • identity inconsistencies;
  • chargebacks;
  • Listing anomalies; and
  • other indicators of potential fraud, abuse or safety concerns.

Parkeas may restrict, investigate, cancel or suspend activity where reasonably necessary to protect Users, the Platform or other persons, subject to applicable law.

24. Human Review

Automated and technology-assisted tools may assist Parkeas with identity verification, fraud detection, safety reports, Listing reviews, complaints, disputes and other marketplace functions.

Where automated or technology-assisted systems identify an issue requiring additional review, Parkeas may conduct or arrange human review before taking appropriate action. Where human review is appropriate or required, the relevant matter may be reviewed by an authorized Parkeas reviewer, employee, contractor or authorized service provider.

Automated tools are intended to assist with marketplace operations and risk management and do not guarantee that every User, Listing, transaction or assessment is accurate or safe. Nothing in this section guarantees that every automated assessment or human review will be error-free.

25. Data Sharing Between Hosts & Guests

Information reasonably necessary to complete a Booking is shared between the relevant Host and Guest β€” for example, a Host may receive relevant Guest and vehicle information, and a Guest may receive relevant Host, Listing, address and access information. Users may use this information only for legitimate purposes associated with the relevant transaction, or as otherwise permitted by law.

26. Data Sharing With Service Providers

Parkeas uses external service providers including Stripe (payments, payouts and card-fraud screening), Google and Mapbox (address search, location lookup and mapping), Google (sign-in with Google, where a User chooses it, and Google Analytics), Google (the Gemini API, for AI answers in Parkeas's support chat and AI help for support staff), IONOS (cloud hosting of Parkeas's servers, database and files, and email hosting for Parkeas addresses), Twilio where text messages such as verification codes are used, WhatsApp (Meta) for the WhatsApp messages a User turns on or sends to Parkeas's WhatsApp number, and the push service of a User's browser or device for notifications the User turns on. Parkeas's customer-support system, its other AI tools, licence-plate reading and outgoing email run on Parkeas's own servers rather than through separate providers. Parkeas seeks to provide service providers only with data reasonably necessary to perform their functions.

27. Data Access Within Parkeas

Access to Platform data is based on legitimate business needs β€” customer support, security, fraud investigation, Platform operations, finance, legal compliance and product development. Employees, contractors or authorized personnel should not access User data merely out of curiosity, and Parkeas maintains access controls and logs where appropriate.

28. Data Security

Parkeas seeks to protect data through reasonable administrative, technical and organizational safeguards β€” encryption, authentication, access controls, monitoring, logging, backups, vendor-security review, incident-response procedures and employee confidentiality requirements. No technology platform can guarantee complete security.

29. Sensitive Data

Certain information requires additional protection because of its sensitivity β€” identity documents, precise home addresses, payment information, authentication credentials, and detailed location information. Parkeas seeks to limit access to sensitive information and use stronger safeguards where appropriate.

30. Identity Documents

Identity documents may be subject to automated screening and/or review by an authorized Parkeas reviewer or authorized service provider.

Parkeas may use reasonable technical and administrative safeguards designed to protect identity information and restrict access to authorized persons.

Identity verification is intended to support trust, safety and fraud prevention. It does not constitute a guarantee of a User's identity, character, reliability, behaviour, legal authority or future conduct.

Identity information is handled in accordance with the Parkeas Privacy Policy and applicable privacy law.

31. Exact Host Addresses

Because some Listings involve private residences, address information is handled carefully. A Listing's address and map location are shown publicly on the Listing page so Guests can find and compare spaces, so Hosts should list a space only where they are comfortable with that. Access instructions, such as gate codes, are kept private and provided only to a Guest with a confirmed Booking, around the time of that Booking. Guests must not publish, misuse or redistribute private Host address information.

32. Data Retention

Parkeas intends to retain data only for as long as reasonably necessary. Retention may depend on the type of data, account status, transaction history, legal and tax obligations, fraud prevention, insurance-related matters, and disputes or claims β€” see Section 16 of our Privacy Policy for specifics like financial-record retention.

33. Data Deletion

When data is no longer reasonably required, Parkeas may delete it, securely destroy it, de-identify it, or anonymize it. Certain information may continue to be retained where legally required or reasonably necessary for legitimate purposes.

34. User Requests

Subject to applicable law, Users may request access to their personal information, correction, account closure, certain data deletion, withdrawal of consent, or information about how their data is used. Submit requests through the Help Center or to our Privacy Officer β€” see Section 19 of our Privacy Policy. Identity verification may be required before fulfilling certain requests.

35. Data Portability

Where applicable law provides a right to data portability, Parkeas will seek to provide eligible data in a format and manner required by law. Parkeas may also introduce Account-data export functionality as the Platform develops.

36. Account Closure

Closing a Parkeas Account does not necessarily result in immediate deletion of all related data. Parkeas may retain data where reasonably necessary for transaction history, fraud prevention, safety investigations, tax records, or disputes β€” see Section 20 of our Privacy Policy.

37. Data Breaches & Security Incidents

Parkeas maintains procedures for responding to data-security and privacy incidents β€” detecting and containing the incident, investigating what occurred, assessing potential harm, and notifying Users and regulators where required. See Section 18 of our Privacy Policy for our obligations under PIPEDA and Quebec's Law 25.

38. Data Quality

Parkeas depends on Users providing accurate information. Hosts should keep Listing information, availability, pricing, photos and access information reasonably current; Guests should keep account, vehicle and contact information reasonably current. Parkeas may correct or request correction of inaccurate information.

39. Data Ownership

Users generally retain ownership of the original content and information they provide, subject to the licences granted under our Terms of Service. Parkeas owns or has rights in data and information generated by its proprietary systems, including Platform analytics, marketplace models, and aggregated statistics. Nothing in this Policy changes intellectual-property rights established under the Terms of Service or applicable law.

40. User-Generated Content

Users may upload photos, reviews, Listing descriptions, messages and profile content. Users are responsible for ensuring they have the right to upload it, and should not upload unnecessary confidential or sensitive information.

41. Data From Third Parties

Parkeas may receive data from third parties such as payment processors, mapping providers, other service providers, Hosts, Guests, and government authorities where permitted. Parkeas may combine this information with other Platform data where appropriate and legally permitted.

42. Cross-Border Data Processing

Parkeas is a Canadian company, but Parkeas's servers β€” which hold the Platform's database and uploaded files (including identity documents and check-in photographs), run most of its AI tools and send its email β€” are hosted by its cloud hosting provider, IONOS, in the United States, and certain data may also be processed or stored by other service providers located outside Canada β€” including Stripe, Google and Mapbox. Where data is processed internationally, it may be subject to the laws of that jurisdiction. Parkeas seeks appropriate safeguards when engaging service providers that process information outside Canada.

43. Data Used for Research & Development

Parkeas may use appropriate data to improve marketplace technology, develop new features, evaluate new categories, and improve fraud systems and AI models. Where possible, aggregated or de-identified information is used for research and product development.

44. No Sale of Personal Data

Parkeas does not sell personal information. If Parkeas materially changes how personal information is commercialized in the future, appropriate notice and consent mechanisms will be implemented where required by law.

45. Data & Advertising

Parkeas does not currently run advertising or use data for ad targeting β€” see Section 10 of our Cookie Policy. If Parkeas introduces personalized advertising, Users will receive appropriate notice, consent choices, and opt-out mechanisms as required by law.

46. Business Intelligence

Parkeas may use Platform data internally to understand revenue, growth, marketplace demand, Host and Guest acquisition, retention, and geographic expansion. Internal business intelligence uses aggregated information where appropriate.

48. Children's Data

Parkeas is not designed for children to independently operate Host or Guest Accounts, and does not intentionally seek unnecessary data from children. If Parkeas introduces youth-oriented functionality in the future, additional safeguards and consent procedures will be implemented.

49. Quebec & Provincial Requirements

Different Canadian jurisdictions may impose additional requirements concerning consent, retention, automated decisions, data transfers and security incidents. Parkeas may implement jurisdiction-specific procedures where required β€” see Section 24 of our Privacy Policy. Nothing in this Data Policy is intended to reduce mandatory rights available under applicable law.

50. Changes to This Data Policy

Parkeas may update this Policy as the Platform evolves, new technologies or AI capabilities are introduced, marketplace categories expand, or laws change. The Last Updated date at the top of this page identifies the current version. Where a material change requires additional notice or consent, Parkeas will provide it as required.

51. Data Governance

Parkeas intends to establish internal responsibilities for privacy, cybersecurity, data access, retention, incident response, AI governance, vendor management and regulatory compliance. As the company grows, Parkeas may introduce formal governance committees, policies and audit processes appropriate to the size and complexity of the business.

52. Privacy Officer

Questions relating to personal data may be directed to:

53. Security Concerns

Potential cybersecurity vulnerabilities or data-security concerns can be reported to support@parkeas.com. Parkeas may introduce a formal vulnerability-disclosure or security-reporting program as the Platform develops.

55. Our Commitment

Data helps Parkeas connect Hosts with Guests, improve marketplace efficiency and build better technology. But data also carries responsibility. Our objective is to use data in ways that are purposeful, secure, transparent and responsible. As Parkeas grows, our data practices will continue to evolve with our Platform, our Users and applicable Canadian requirements.
